Pricing your home with the knowledge of what similar homes like yours are actually SELLING for, not what area homes are listed for. Some of those homes are overpriced and have been on the market for awhile. Having your home in top condition and accessibility.

KNOWLEDGEABLE PRICING of your home has the largest effect in the marketplace.

Your listing price should be 5% to 6% over your expected sales price. This creates a sense of urgency with potential Buyers and the best way to get your highest dollar is to have two or more Buyers interested at the same time!

If you were to price your home too high, you will attract low offers, your home could become shop worn after a long time of being on the market and Buyers will tend to wonder what is wrong with the home if other Buyers haven't wanted it. This can lead you to lower your price to attract Buyers and often times, you will end up with a lower sales price than if you had accurately and knowledgeably priced your home in the early stages of being on the market.
